Plant rooms usually grow by addition. A pump added here, a line re-routed there, two valves that no longer isolate anything. After a decade nobody can shut down half the system without shutting down all of it.

A good part of our chilled water work is putting that right — re-working headers so each section isolates on its own, labelling what is actually there, and giving the maintenance team room to stand where they need to stand.

On new plant we handle the equipment, pumps, pipework, insulation, air handling units and the water-side balancing, and we hand over a plant room that reads clearly to someone who was not there when it was built.

Equipment set, aligned and connected, with vibration isolation and enough clear space around it to open a panel later.

Sections that can be isolated individually so a fault or a service does not take the whole building off cooling.

Air handling units installed, connected and commissioned, with filtration to suit the area they serve.

Flow set and recorded circuit by circuit, and a marked-up drawing that matches the pipework as installed.

Common questions

Questions we get asked

At what size does chilled water beat VRF?

There is no single number — it depends on the building shape, the riser space and how long the pipe runs get. As a rough guide, once you are past a few hundred tons across several floors, chilled water usually wins on both cost and maintainability.

Can you take over an existing plant room?

Yes. We will survey it first and give you a written condition report before quoting anything, so you know what you are inheriting and what it will cost to make it serviceable.

Do you do the AHU side as well as the plant?

Yes — plant room through to the air handling units, ducting and terminals. It is easier to commission a system when the same team is responsible for both ends of it.

How disruptive is a plant room retrofit?

It depends entirely on how much redundancy you have. Where there is none, we phase the work and provide temporary capacity for the critical areas. That gets agreed before the job starts, not during it.
